Our inside view of the local real estate market allows us to provide our clients with the information and advice they need to make confident decisions. It's been an interesting year for real estate in Aspen Snowmass. Contrary to the media reports about slower luxury real estate sales in many parts of the United States, our local market continues to demonstrate strength. The numbers don’t lie, and you’ll see in this report that the average price per square foot for residential sales in Aspen is well above $3,000 per square foot (and continuing to rise). Snowmass Village sales have found firm footing north of $2,000 per square foot on average. Listing inventory has risen modestly in some areas of the Roaring Fork Valley in 2025, while certain price points and neighborhoods continue to be starved for more listings. Sellers still generally have strong negotiating power, and although it seems as though there are more price reductions now than in the recent past, the practical reality is if a property is priced appropriately there are buyers ready to take action.
