Monthly Median Home Prices Reach New Highs The Seacoast’s median sale price in May climbed to $877,000, the highest since October 2024, though still below the June 2023 record of $922,500. Greater Boston Median Tops $1 Million For the first time on record, the monthly median sale price in Greater Boston surpassed $1 million, marking a new threshold for the region. Inventory Levels Highest Since 2020 Available inventory for both single-family and condominium properties reached its highest point since 2020, offering more options for buyers yet still below historical norms. $1M+ Home Sales Surge in First Half of Year New monthly records for $1 million plus single-family home sales were set in January, March, April, and May, reflecting strong demand in the luxury market. The largest single-family sale was at 12 Willow Avenue, North Hampton at $4 million. Condominium Market Gains Momentum in June After lagging behind 2024 figures for much of the year, condo sales volume surged in June, reaching the highest monthly total since September 2020. Year-to-date volume now sits 2.5% ahead of 2024, although the median condo price remains 5.8% lower at $564,940. Mortgage Rates Hold in High 6% Range Mortgage interest rates remain steady, hovering in the upper 6% range and largely accepted as the new normal. Multiple Offers Still Common at Median Price Points Competitive bidding remains strong, particularly for well-priced homes in sought-after areas. Properties at or below the local median continue to attract multiple offers. Days on Market & Price Adjustments Increase Homes are taking longer to sell and more price adjustments are occurring, signaling a shift in buyer expectations and a need for strategic pricing.
Market Insights
Welcome to the Summer 2025 edition of Market Watch, our semi-annual deep dive into the Seacoast real estate market. The year began amid considerable economic uncertainty, with interest rates remaining elevated hovering in the high sixes. Despite this, the single-family market on the Seacoast has shown remarkable resilience. Buyers have largely accepted the current rate environment as the “new normal” and continued shopping undeterred. Notably, many of our luxury buyers are paying in cash, insulating that segment from rate fluctuations. Sales volume in the first two quarters of 2025 surpassed 2024 by 15.9% and 6%, respectively, while inventory levels climbed to a five-year high approaching pre-COVID norms. At the same time, monthly median sale prices exceeded those from the previous year in four of the first six months. Year-to-date, the single-family median is up 1.2%, now standing at $850,000. (As an interesting benchmark, Greater Boston recently reported its first-ever monthly median above $1 million.) With more inventory available and prices continuing to edge upward, buyer urgency has cooled slightly, and average days on market (DOM) have increased in 14 Greater Seacoast towns. Still, properties listed at or near the median price—particularly in Rye, New Castle, and Portsmouth—often attracted multiple offers and remained highly competitive. Looking ahead, with the stock market reaching record highs and global financial conditions stabilizing, we anticipate a strong close to 2025. We expect at least one or two sales above the $6 million mark, and inventory levels should continue to improve.
