1-4 DAYS After ACCEPTANCE
Settlement (Signing Day) Settlement takes place once both parties—the buyer and seller—have signed and delivered all necessary documents, and all required funds have been successfully submitted.

Before closing, we’ll complete a final walk-through to ensure everything is just as expected. Then comes signing, funding, and recording—when the home officially becomes yours. Depending on the agreement, keys are typically delivered the same day or shortly after. It’s a moment worth savoring—and we’ll be there to celebrate with you.
Closing On Your New Home Once settlement is complete, the Title company will distribute funds according to the contract and lender instructions. After that, they will record the closing documents with the County Recorder’s office.
UNDERSTANDING THE CLOSING TIMELINE
Closing includes: • Final walk-through to confirm repairs and condition • Coordination with title, lender, and escrow • Signing documents and transferring funds • Receiving your keys—and the start of something new
Finance & Appraisal Deadline If your purchase is contingent on financing, you’ll work closely with your lender to secure final loan approval. If an appraisal is also required, it must be completed within this timeframe. Should the property appraise for less than the agreed purchase price, your sales associate will help you navigate the next steps and available options.
Taking Possession In most cases, you’ll take possession of your new home once the sale is officially recorded. However, depending on the terms negotiated between the buyer and seller—and the timing of the lender’s fund transfer —possession may be scheduled for a set number of hours or days after recording.
3-7 DAYS After After ACCEPTANCE
Key Milestones in the Home Buying Timeline
Buyer Due Diligence Period The seller will evaluate the Seller Disclosures and if need be, complete any additional inspections, tests, or verifications considered necessary before giving approval.
WITHIN 7-14 DAYS After ACCEPTANCE
Final Walk-through The Utah Real Estate Purchase Contract gives you and your agent the right to complete a final walkthrough within seven days of settlement. This ensures no significant changes or new damage have occurred, all agreed-upon repairs are finished, and all items included in the sale remain on the property.
Earnest Money Deposit The seller’s earnest money is usually held in our Brokerage Trust Account until closing. At that time, the funds will be applied as a credit toward the total amount the seller needs to bring to settlement.
Closing Day The final step—and the first day in your new home.
Seller’s Disclosure Deadline The seller is responsible for providing all required documentation, which may include—but is not limited to—the property condition disclosures, Title Insurance commitment, HOA documents and CC&Rs, existing rental agreements extending beyond closing, proof of water rights, and disclosure of any known environmental issues or building and zoning code violations.
