Estate Winery
The winery building measures a total of ±5,000 sq.ft in two levels and was completed in 1992. The structure is built into the side of the hill, with the lower level opening into the winery caves, which are used for barrel aging of wine, cased good storage and a wine library. The interior of the building houses areas for wine tasting, fermentation, bottling and cased good storage. The production areas are improved with floor drains and plumbing for hot and cold water and glycol tank chilling systems. Fermentation is conducted outside on the 30'x 30' tank pad, which is improved with a custom-built catwalk and stainless steel tanks equipped with an automatic punchdown system driven by hydraulic pumps. The tanks are elevated on the catwalk, allowing gravity to transfer wine. The total winery facility has 28 stainless steel tanks totaling over 47,000 gallons of cooperage and 28 oak oval casks.

"The Carneros wine region has long been known for its cool climate and breezes, giving ideal growing conditions for Pinot Noir and Chardonnay. The Schug Estate vineyard and winery is located on the far western edge of the AVA, benefitting from even cooler and stronger winds which funnel through the Petaluma Gap. This microclimate extends hang time due to the wind slowing down vine photosynthesis during the afternoon, resulting in more complex flavor and texture in the resulting wines. The site also benefits from a dual AVA status, as this corner of Carneros is also included in the larger Sonoma Coast AVA."
The next owner of this property will truly be acquiring a piece of Sonoma County winemaking history. From its inception in the 1980's, predating the establishment of the Carneros AVA, this winery has been home to and entertained many of the producers that Sonoma County's reputation was built on. Overlooking the southern interior portion of the Sonoma Valley, the property attracts a steady flow of wine-lovers seeking premium tasting experiences 7 days a week. The offering includes a 5,000 sq-ft winery facility opening into 6,200 sq-ft of immaculate caves. Immediatly adjacent to the structure is a 900 sq-ft crush pad. Upon entry from the parking lot, you step into the historic tasting bar, walls lined with the rich history of this storied estate. Immediately adjacent to the tasting room is the outdoor courtyard, a wonderful space for al-fresco relaxation in the heart of wine country. While the historic bar and the courtyard are perfect for walk-ins and those looking to learn about the winery, the property boasts several spaces for curated experiences of a more intimate nature. In place Use Permit allows for public tasting, participation in two 1-day and two 2-day industry-wide events per year, and 33 agricultural promotional events per year.
Hospitality
The expansive ±6,200 sq.ft cave system represents a unique and desirable aspect of this Winery. Built in 2 phases, the caves are used for barrel-aging, case good storage, and a beautiful wine library. The caves naturally stay very cool and thus keep costs minimal for temperature control. Three entrances make accessibility to the caves easy. Two southern entrances open to the courtyard, while the eastern entrance is proposed to tie into the previously approved ±6,300 sq.ft hospitality center. Common uses for caves outside of normal production include private tours, small wine club offerings and media opportunities.
