Earlier this year, the Gold Coast Builders Association launched an ambitious program called the GCBA Ambassadors. No more than 12 Ambassadors will be selected. Any current Member of the GCBA can become an Ambassador. Anyone interested in becoming an Ambassador is encouraged to reach out the GCBA office for an interview. Our GCBA Ambassadors are selected based on Desire and Fire. Candidates must have the Desire to serve our organization and the Fire to take whatever they do to the next highest level. In essence, our Ambassadors are taking part in a leadership incubator for the GCBA’s future and to further their own achievements.

Do you have any special hobbies or talents you would like to share with our Members? I’m a serial DIYer - crafts, foods, anything. I just need to see it, like it, and am determined to try it myself. I love to entertain and spend time with my nieces. What is one thing our Members may find surprising about you? I have aspirations of becoming a sommelier in the future and playing in a band - drums or guitar; but I’m leaning towards the drums. What is the best thing about your business that you like the most? The best thing about our business is our core values—faith, client-centered service, community, and environmental impact. These principles shape the quality, honesty, and responsibility we bring to every project. Also, the diversity of the services we offer because of our experience. Describe some of your day-to-day business challenges. Juggling all the roles of a solopreneur—marketing, sales, client work, and everything in between—is a daily challenge. What are some of the things you hope to achieve as a Member of the Gold Coast Builders Association both for your business and for you personally. As a member of the Gold Coast Builders Association, professionally, I hope to strengthen my business’s credibility through this affiliation, build meaningful connections, gain referrals, and learn from the network of experienced professionals. Personally, I look forward to building relationships beyond just business, engaging with the community, and participating in new activities—like the upcoming golf tournament! The GCBA Ambassador club is brand new. What makes it appealing to you? I love to meet and connect with people. I also believe communication and responsiveness plays a very important role in business. People want to be seen, heard, and followed up with, so I’m on board with being a part of the committee to ensure that happens with prospects. How important, in your opinion, is it for Members to become more active in our association? It’s very important for members to be active in the association. Active participation is the lifeblood of any strong association. I see it like this—a river stays fresh and full of life because it’s always moving. Without that movement, it risks becoming stagnant, like a pond and even a pond needs activity. For the GCBA to thrive, it needs the continuous flow of engaged members contributing their perspectives, bringing in new energy, ideas, sharing knowledge, and fostering collaboration. By staying active, we ensure the association remains relevant and beneficial. Looking ahead to your future as part of the GCBA, what can we expect from you in the future? Being a contributor and a leader. I bring diversity and a fresh perspective to the GCBA. I didn’t start in the building and design industry—I was first a consumer and a homeowner from modest beginnings. This gives me a deep understanding of the challenges many homeowners face, particularly those with modest incomes. I believe in making sure their needs are considered at the table, ensuring our industry remains inclusive and that services are accessible. As a new business owner, I’m actively navigating the challenges of getting established, which gives me insight into the hurdles that other new members may face. I see value in mentorship and stewardship programs within the association that support those just starting out, helping them grow both within the GCBA and in their professional journeys. Getting paid on time is critical in construction, but when payments stall, Florida’s Construction Lien Law helps protect builders, subcontractors, and suppliers. However, strict deadlines and legal procedures must be followed to enforce a lien properly. Who Can File a Lien? Florida law allows general contractors, subcontractors, material suppliers, laborers, and design professionals to file a lien if they have not been paid. However, only those with a direct contract with the property owner or those supplying labor or materials to the project qualify. Key Steps to Secure Your Lien Rights Serve a Notice to Owner (NTO):If you do not have a direct contract with the property owner, send an NTO within 45 days of starting work to preserve lien rights. File a Claim of Lien:This must be recorded within 90 days of your last work or material delivery. Serve the Lien to the Owner:You must notify the owner within 15 days of filing. Enforce the Lien:A lawsuit must be filed within one year unless a Notice of Contest shortens the deadline to 60 days. YOUNG BUILDING PROFESSIONALS COUNCIL
In 2019 the Florida Home Builders Association established the Young Building Professionals Council in Florida. Today, that YBPC has 27 members in Florida with a goal of having 50 by the end of the year. Your Gold Coast Builders Association Board Member Anna Meyers, Lennar Homes, has taken the lead in helping create a local YPBC group and will be exploring the development of a young professional council serving our region. Meetings are scheduled, to review policies and procedures to help our home builders association grow even more in the months ahead with Young Building Professionals. Young professionals play a crucial role in the building industry, bringing fresh perspectives, innovative ideas, and a different approach to business compared to more seasoned generations. They are essential for driving the industry forward, especially in times of labor shortages and technological advancements. Here are some key points related to young professionals in the building industry: Importance of Young Professionals: Young professionals are vital for the growth and sustainability of the industry. They bring in new tools, resources, and ways of thinking that can make businesses more efficient and effective. Recognition and Awards: Organizations like NAHB recognize young building industry professionals under the age of 45 through awards programs. These awards highlight individuals who propel their careers, advocate for the industry, engage with peers, and contribute to their communities. Creating Young Professionals Groups: Establishing Young Professionals (YP) groups within associations is crucial for bridging generational gaps, fostering communication, and providing a space for younger members to network, learn, and grow together. Young professionals are a valuable asset to the building industry, and creating opportunities for them to connect, learn, and contribute is essential for the industry's future growth and success. The 2025 National Association of Home Builders (NAHB) International Builders' Show (IBS) packed the Las Vegas Convention Center in February with more than 81,000 builders, remodelers, developers, and other home building professionals. While there isn’t specific data available that breaks down the exact number of attendees from Florida I do know that from the Gold Coast Region, nearly 1,400 non-GCBA Members attended together with 40 attendees from our own organization. For a rough approximation, if Florida aligns with its proportion of USA construction professionals (Florida accounts for about 6-8% of the national housing market based on building permits and industry activity), then of the 81,000 attendees, perhaps 4,800 to 6,500 might have been Floridians. Did you attend? I suspect that many of you (other than as noted above) did not, and I wonder why. A decade ago, I went to my first IBS at the recommendation of my mentor, Bill Asdal, who suggested I fly all the way to Vegas to take a Spokesperson Training Class. I said to him “Why would I ever need to take this course; it’s not like I’m ever going to be on TV or in a position to have a microphone put in my face”? Asdal replied, “Step into it. It will make you a better person and you never know if you’ll need these skills one day”. Four years ago, after getting tapped on the shoulder to get involved with the Florida Home Builders Association (FHBA) PAC, I “stepped into it” to hold a small fundraiser at my home. We raised about $5,000 for the GCBA PAC. To this day, I specifically remember all the people who attended and contributed. These two events were X, Y, and Z’s, that at the time were inconsequential, but upon reflection were the first steps on a journey that is now reaching, to me, previously unimaginable heights. Big things are happening now. I submitted my application to run for Florida Home Builders Association Secretary; I’m up for my 8th Degree Black Belt promotion; and have been named Chief Operating Officer for an emerging manager closed-end fund called RWA Global Group. I’m not pandering, just explaining how small steps can lead to big things. Twelve years of climbing the leadership ladder in MetroBCA of New Jersey, and GCBA, from general member to committee member, to board member to GCBA President, and then climbing the FHBA ladder have all been taken one rung, one step, one meeting at a time. In Taekwondo, the steps were not each belt promotion, they were simply one workout at a time, strung together over 39 years. Joining an international hotel development company happened from a lifetime of business development and personal growth. Again, not braggadocio, just illustrating that self-improvement coupled with a collaborative mindset can lead to big things. In gathering, organizing and authoring this article, I think I know the answer to my original starter question. Most of you who did not attend IBS; haven’t joined the PAC; haven’t changed diet or exercise, just don’t see the value, or perhaps you expect change overnight. It is hard to see value in things BEFORE you do them. Most often, you just cannot see definitive progress made in one meeting, one workout, or by meeting one person. The fact is you cannot see the growth of a tree on a daily basis. ZOOM OUT and think bigger! Set bigger goals, with longer time periods to accomplish them. Change the path you are walking. Put yourself in a position to meet new people, have new conversations, and to learn better how to help others. Keep your head down; go to work; develop your business; improve yourself, and surround yourself with winners. Do not measure your distance while your head is down taking these steps. Keep your head down and keep moving. Like me, you might just lift your head up six months, a decade or 39 years from now to find that you’ve made remarkable progress. It all starts with your next step. Step into it!

Lauryn has been the chair of GCBA’s PWB Council for the past year and Linda has been chair of her local HBA in New Jersey (Metropolitan Builders and Contractors Association of NJ (Metro) for the past three years, leading her council to win the 2023 & 2024 NAHB PWB Small Council of the Year Award. NAHB Initiates Fall Safety Program
Multifamily Soft Before Rebound
Supply-chain problems and high interest rates are expected to impede the multifamily sector in the first half of 2025 before the market stabilizes later this year as more deals pencil out, according to economists speaking at the NAHB International Builders’ Show in Las Vegas. In 2024, multifamily construction saw a significant decline as starts fell 25% to a rate of 355,000. NAHB is expecting multifamily starts to fall 11% this year to a rate of 317,000 before increasing 6% in 2026 to 336,000. The industry is buoyed by a low unemploy- ment rate and a potential influx of young adults entering the housing market.
As a result of a recent federal court ruling, many small businesses will need to comply with the Corporate Transparency Act (CTA) and report beneficial ownership information (BOI) by March 21, 2025, to the Financial Crimes Enforcement Network (FinCEN). On Feb. 19, 2025, FinCEN released new guidance stating that as a result of a Texas federal judge lifting a nationwide injunction in the case of Smith v. United States Department of the Treasury, BOI reporting require- ments under the CTA are now back in effect. Note: The March deadline does not apply to all entities.
NAHB recently conducted its first in-person fall prevention training class as part of a new pilot program. In partnership with the National Housing Endowment (NHE) and the Job-Site Safety Institute (JSI), NAHB’s pilot program is focused on providing comprehensive fall safety training at no cost to NAHB’s state and local home builders associations. The first training was held at the Build Smart Institute in Roanoke, Va., for the Roanoke Regional HBA. Approximately 45 registrants attended the class, which included builders, contractors and remodelers.
2024 IECC Offers More Paths to Compliance
HUD Secretary Turner Addresses NAHB Leadership Council
The 2024 International Energy Conservation Code (IECC) offers home builders more compliance paths and lower building costs compared to the 2021 IECC, according to a cost analysis by Home Innovation Research Labs. The 2024 IECC provides for increased design flexibility and improved compliance options, and it is also better in terms of energy conservation. NAHB staff and members served on the 2024 IECC Residential consensus committee to ensure that builder’s interests were well represented, and affordable home- ownership was at the forefront of committee deliberations. Some states may start reviewing the 2024 IECC and consider adoption. NAHB developed a code adoption kit for home builder associations (HBAs) in states evaluating the 2024 IECC. The kit includes recommended amendments, a cost analysis of code changes and other resources.

DOE Postpones Efficiency Mandates
An aging housing stock, record levels of home equity and favorable demographics will create positive growth prospects for the remodeling sector in 2025, according to industry experts at a panel hosted by the (NAHB) during IBS in Las Vegas. The outlook bodes well for the remodeling sector. Consumer inflation remains a concern as shelter costs continue to be sticky despite tightening measures by the Federal Reserve. And while lower mortgage rates may be on the horizon, long-term interest rates could remain flat or even increase with larger fiscal deficits. Ongoing housing affordability challenges signal that demand for remodeling will remain solid in 2025.
In one of his first official speaking engagements since taking office in early February, Department of Housing and Urban Development (HUD) Secretary Scott Turner addressed the National Association of Home Builders’ (NAHB) Leadership Council. The association’s leadership body met Feb. 27 in Las Vegas in conjunction with the 2025 International Builders’ Show (IBS). “A home is more than four walls. It’s the foundation of a thriving community,” said Turner. “To decrease the cost and increase the supply of affordable housing, we will terminate these unnecessary, ineffective and costly regulations.” Turner, a former NFL football player, pledged to work with home builders and all interested stakeholders to find long-term solutions that make homes more affordable, spur business creation and create economic opportunity for all Americans. “It’s time we unleash the power of the private sector and the free market to build our way out of the housing affordability crisis,” said Turner. “We are going back to the drawing board to restore efficiency at HUD.” The HUD secretary further emphasized that as part of this process, “the foundation of a stable fiscal house is regulatory reform. At HUD, we are taking inventory and terminating all cumbersome regulations that make it harder for individuals and families to realize the American Dream of homeownership.”
In a move supported by NAHB, the Department of Energy (DOE) has announced it will postpone the implementation of the latest round of restrictive energy efficiency mandates on key home energy appliances, including gas powered instantaneous, (tankless) water heaters. The decision applies to many other home appliances, including central air conditioners, clothes washers and dryers, general service lamps, and air compressors, among others.
